Why student rent is different

Campus areas have their own pricing logic

Neighbourhoods near big universities tend to rent above the city average because demand is concentrated and steady. Sandy Hill in Ottawa, the Annex in Toronto, and the UBC corridor in Vancouver are common examples.

That premium can be worth it for the short commute. But it also means students often pay more than they should compared to neighbourhoods one or two transit stops away. Run the calculator before signing.

How to split fairly

  • Bedroom size is the most common factor. If your room is 20% smaller than the master, paying 20% less is reasonable.
  • Private bathroom carries a premium. En-suite bedrooms usually pay 10 to 15% more.
  • Utilities and groceries should be split equally unless usage is wildly different.
  • Put it in writing. Email or message the split so everyone has a record. It saves arguments later.
Before signing a student lease

What to check

  • Is this rent fair for the area? Use Fair Rent Canada to compare against the neighbourhood range for the same unit type.
  • Is the lease 12 months or 8 months? Some student rentals are priced by the school year. The monthly rate may look higher but the total can be lower.
  • Who is on the lease? If all roommates are on the same lease, you are jointly responsible. If you have individual leases, you are only responsible for your room.
  • What is the policy for early move-out? Plans change. Check whether you can sublet or assign the lease.
  • Is parking, laundry, or internet included? Get the full picture, not just the rent number.
