The student rental geography of Ottawa

Ottawa has two big student markets. uOttawa pulls students into Sandy Hill, Lowertown, and the ByWard Market. Carleton pulls students into Old Ottawa South, the Glebe, and parts of Centretown that connect via the O-Train.

Both markets carry a small premium over the rest of the city. Sandy Hill in particular runs above the Ottawa average for 1-bedroom and bachelor units because of concentrated student demand.

Best neighbourhoods by school

uOttawa students

Sandy Hill is the obvious choice for walkability to campus. Expect a small premium, especially for bachelors and 1-bedrooms. Lowertown sits slightly below the city average and is still walkable to campus. Centretown gives more amenities but a longer walk.

Carleton students

Old Ottawa South puts you close to campus by foot or transit, with a quieter residential character. The Glebe is across the canal with a stronger main-street vibe but at a premium. Centretown via the O-Train is a popular choice if you want more nightlife.

Algonquin College students

Nepean and the surrounding suburban neighbourhoods sit below the city average. Less walkable but more space for the price. Bus access to campus is the main consideration.

Splitting rent with roommates

Most student rentals are split by bedroom. The simplest rule is: equal split for utilities and groceries, proportional split for rent based on bedroom size and bathroom access.

  • If your room is 20 percent smaller than the master, paying about 20 percent less is reasonable.
  • If you have a private bathroom, expect to pay 10 to 15 percent more.
  • Always put the split in writing in a group chat or email. It saves arguments later.
  • If one roommate moves out mid-lease, decide upfront whether the remaining roommates absorb that share or whether a replacement gets a discount.

Before signing a lease in Ottawa

  • Run the listing through Fair Rent Canada for Ottawa.
  • Ask what is included. Many student rentals include water and heat but not hydro or internet.
  • Confirm the lease length. Some student rentals are 8-month leases priced by the school year.
  • Ask about subletting. Plans change. You want flexibility to assign or sublet if you go on co-op or study abroad.
  • Confirm rent increase rules. Ontario units first occupied before November 15, 2018 are rent controlled at the provincial guideline.
  • Never sign a unit you have not seen in person or via a live video tour.

Student-area rents often carry a small premium for the short walk to campus. If you can handle a 10-minute transit ride, you may pay 10 to 20 percent less for the same unit type.
